Letting & Management Services
We can act on your behalf in one of two ways as follows:
Letting Only Service
Fee: 1 months rent [subject to a minimum fee of £500].
Plus the cost of any advertising and the Energy Performance Certificate [if required]. All charges are subject to VAT.
Ø Inspection, general advice and assessment of rental value.
Ø Production of letting particulars and advertising.
Ø Accompanied viewing by a member of staff.
Ø Interviewing prospective tenant(s) following completion of an application form.
Ø Obtaining references and a security bond (deposit).
Ø Preparation of Tenancy Agreement.
Ø Arrangement of an Energy Performance Certificate at Landlord’s cost.
Ø Register and collect deposit for Deposit Protection Service [DPS].
Ø Payment of deposit to DPS and accounting to client.
Ø Schedule of Condition and photographs. Any disputes will be charged.
N.B Services in connection with any dispute relating to the refund of the deposit are excluded from this fee.
Management Service
Fee: 15 % commission + advertising + VAT.
Includes the Letting Service and the following services:
Ø Handling the tenancy deposit and dealing with the Deposit Protection Scheme.
Ø Collection of rents.
Ø Regular monthly statement of account, or periods to suit clients
Ø Overseeing minor repairs up to £250, excluding VAT.
§ Obtain quotes.
§ Instruct Contractors.
§ Oversee work.
Ø Liaison between client and tenant.
Ø Preparation of inventory of contents at the beginning of the tenancy and checking inventory at the end of the tenancy. Normal wear and tear must be accepted however.
Ø Serving of notices.
Ø Regular inspections.
Ø Arrangement of annual inspection of gas installations.
Ø Arrangement of PAT testing at Landlord’s expense.
Ø Any dispute arising at the termination of the tenancy relating to the refund of the deposit.
