PLANNING
The vendor and his agents have sought pre-application advice from the Yorkshire Dales National Park Authority for the conversion of the barn to residential accommodation. Prospective purchasers are advised to review the attached Pre-Application Advice Report and seek independent advice.

PARTICULARS

LOT 1
The barn comprises a pre-18th Century semi-detached traditional stone barn with slate roof in a prominent position along the Main Street of Dent.

The building benefits from a large central arched opening to the front and rear elevations and is two storeys in height although currently there is no first floor. Apparent on both elevations are numerous blocked openings/ventilation slits along with a small pedestrian door opening on the front and a further door on the rear which subject to gaining the required planning approval could be opened up to service the residential accommodation.

Notable features within this property include the hand-cut roof timbers and rafters which are of historic significance and the distinct 17th Century corbelled chimney stack to the adjacent cafe.

Included with Lot 1 is a proposed garden area/curtilage.

Lot 1 is edged blue on the attached Sale Plan.

Prominent location on the Main Street into Dent.
Favourable pre-application advice for residential conversion to a local occupancy dwelling or holiday.
Located in the Yorkshire Dales National Park.
Fine views onto Rise Hill.
Conveniently located to Dent public car park.
Of interest to builders/developers and private buyers.

From the M6 (junction 37) take the A684 towards Sedbergh. Before entering the built up town of Sedbergh take a right turn onto Busk lane. At the end of the land turn right on to the road signposted towards Dent (68). Follow this road for approximately five miles to the village of Dent. Once entering the village of Dent the barn and access to the paddock can be found immediately after the public car park.

The barn (Lot 1) is located in a prominent position along Dent Main Street, immediately adjacent to a cobbled section. Dent lies within the valley of Dentdale on the western slopes of the Pennines and is approximately 11 miles from junction 37 on the M6 motorway.
