Unique Commercial and Residential Site , including two Cottages. Allocated for residential development for 15 units in the Draft Local Plan. Prominent position with views towards Ingleborough, on the outskirts of the village. About 1.43 Acres (0.58 Hecatares)
Craven District Council, the Planning Authority, is in the process of adopting a revised Development Framework. A draft has been submitted to the Planning Inspectorate and is currently under examination. The present timetable indicates that the adoption will be in February/March 2019.
There will be no objections to the allocation of the site for residential development within the draft plan. The existing Cottages and original School House are Listed. The trees on either side of the existing driveway to the two school houses, which have a splendid easterly vista across farm land, are subject to tree preservation orders.
As mentioned, the Highways Agency has indicated agreement to the widening of the lane, alongside the southerly boundary, but the Agency has also advised, that there would be no objection to widening the existing pedestrian access to the playground area, adjacent to the vehicular access to the original School House, to facilitate the residential development of the site.
The existing affective floor area of the commercial element of the buildings is 6,250 sq.ft (606 sq.m). The affective floor area of the two dwellings is 852 sq.ft (75 sq.m) and 1,076 sq.ft (100 sq.m).
Potential buyers are recommended to consult with the Planning Office to make their own enquiries with regard to the future development of the site.
Original School building and two Cottages built 1853, is a Listed building. Extended in 1931.
Existing Use, D1; Non Residential Premises for Education, with two residential houses.
Allocated for 15 residential units in the emerging Craven District Council Local Plan.
The revised Development Framework should be adopted in February/March 2019.
The site must be developed as a whole.
30% of the dwellings must be affordable, divided between 70% shared equity and 30% for rent.
The remaining dwellings would be unrestricted.
Highways Agency is amenable to the widening of the lane along the southerly boundary to assist the development.
Of interest to Builders and Developers.
No 'Overage' Conditions.
