An opportunity has arisen for an interested party to rent 145.77 acres (58.99 ha) of mowing/grazing land either as a whole, or in lots, on an eleven month grazing licence.

Available to let under an eleven month licence to be negotiated by the parties. The commencement date will be Monday 20th May 2019. Expressions of interest to be submitted to:

The land comprises three decent sized ring fenced blocks of grazing pasture and meadow land with natural water supplies. Field End Farm shall be grazed by the current tenant up until 15th April and then left fallow until the start of this agreement/s. The land is offered as a whole or in three Lots on an eleven month grazing licence commencing 26th May 2019.
LOT 1 - 117.34 (47.49 ha)
A ring fenced block of meadow and pasture land, edged red on the plan attached. Fields 1, 2, 3, 4, & 5 are sheep grazing only. Immediate roadside access. Additional access is available to fields 1, 2 & 3 by the route shown purple on the plan attached. There will be no access through the farm steading.
LOT 2 - 14.58 acres (5.90 ha)
A single parcel of meadow, pasture land with the benefit of roadside frontage suitable for the grazing of cattle and sheep marked blue on the plan.
LOT 3 - 13.85 acres (5.61 ha)
Two parcels and woodland with the benefit of roadside frontage suitable for the grazing of cattle and sheep marked green on the plan.
Field End Farm is located approximately two and a half miles south of Newby Bridge in close proximity to the A590 main road.
ENVIRONMENTAL STEWARDSHIP AGREEMENT
The land is currently not subject to any Environmental stewardship Agreements.
All boundaries are to be maintained by the licensee, in so far as they are damaged by the licensee's stock.
BASIC FARM PAYMENT ENTITLEMENTS
The Basic Payment Scheme over the land will be retained by the Licensor for the duration of the agreement.
There is access to a natural water supply.
RIGHTS OF WAY AND WAYLEAVES
The land will be subject to all existing wayleaves, rights of way and easements. The Licensor or his agents reserves the right to walk/drive on the land for inspection, maintenance and enjoyment.

THE LICENCE AGREEMENT
The rent for the agreement will be payable monthly in advance. The Licensee will be responsible for insuring his own stock, crop and equipment. The Licensee will not be allowed to sub-let, part with possession or take in stock in relation to any part of the Holding or to share occupation of the Holding. Licensee to herd own stock. There is to be no feeding of stock in the fields.
The land may be viewed at any reasonable time with a copy of these letting particulars constituting authority to view. Anyone viewing is asked to close all gates and take care in fields with livestock. Viewings take place at the viewer's own risk as there is livestock on the land.
All submissions should be received at the office of H&H Land and Property, in sealed enveloped marked For the attention of Mark Barrow, Tender for Land at Field End Farm by 12.00 noon on Friday 3rd May 2019.
Once tenders have been received the Licensor will consider all tenders and may hold interviews with shortlisted applicants
CONDITIONS OF TENDER:
1. All Expressions of interest must be submitted on the attached form.
2. The Licensor and their Agents, H&H Land and Property, do not bind themselves to accept the highest or indeed any Tender.
3. The decision of the Licensor will be final and binding.
